Job Summary

  • To be responsible for the overall maintenance of the physical property and all areas related to the day-to-day maintenance of the community as a member of the maintenance team. All work to be performed in a timely, professional, and quality workmanship manner.

Essential Duties and Responsibilities 

May include but not be limited to the following:

  • Assure all service requests are completed on a daily basis. Accurately document work performed on-service request, including parts used, and return to supervisor by end of day.
  • Promote good, professional public relations with residents, co-workers, and Company staff. Always display a friendly and courteous attitude towards residents, vendors, and other employees.
  • Perform all work according to the safety standards of Company and as outlined in the Injury and Illness Prevention Program and Hazard Communication manuals and report any incidents immediately to the Maintenance Supervisor and/or (Sr.) Community Manager.
  • Perform maintenance on all appliances.
  • Perform electrical repairs on such items as appliances, fixtures, outlets, circuits, etc.
  • Perform plumbing work such as clearing stoppages, replacing fittings, repairs, etc.
  • Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies, blinds, and locks.
  • Paint interiors of apartments and exteriors when necessary.
  • Perform carpentry work such as fitting doors, freeing windows, replacing door jams, building shelves, sanding and refinishing floors, and re-skinning doors.
  • Assist in custodial work, including sweeping, mopping, vacuuming, shampooing, emptying trash, cleaning windows, and cleaning apartments.
  • Assist in grounds work when necessary, i.e. pick up trash, pull weeds when walking through community. 
  • Assist office team with regular inspection of patio violations and vehicle/parking lot violations. 
  • Repair concrete, masonry, roof, fencing, when required.
  • Perform extermination services when required.
  • Participate in emergency on-call schedule for evening, weekend, and holiday coverage. 
  • Be responsible for the refurbishing of apartments prior to resident occupancy.
  • Distribute residence correspondence as needed. 
  • Document preventative maintenance, work orders per apartment refurbishing, e.g. carpet or appliance replacement, annual inspections, inventories, purchase orders.
  • Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operating manuals.
  • Have knowledge of all water and gas shut-offs, all apartment and fixture shut-offs and sewer clean-outs, and stormwater filters/vaults and retention basins.
  • Seek and support opportunities to increase and promote positively to the property’s online reputation management.

Qualifications include:

Education

  • Minimum high school diploma.

Work Experience

  • Requires at least 2 years of experience in a similar position. 

Specialized Knowledge 

  • Training in some or all of the following areas: carpentry, plumbing, electrical, painting, refurbishing, cleaning, air conditioning, and appliance repair.

Skills and Abilities 

  • Must be able to multitask and prioritize working with multiple deadlines.
  • Ability to communicate and interact with residents in a professional, diplomatic manner.
  • Can handle frequent interruptions by residents and fellow staff.
  • Perform duties with quality workmanship/craftsmanship. Attention to detail.
  • Observant. 
  • Ability to read and interpret documents such as invoices, specification sheets, safety rules, operating and maintenance instructions, blueprints, and procedure manuals.
  • Ability to read, write and interpret documents such as reports, correspondence, and contracts.
  • Ability to add, subtract, multiply, and divide, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.

Working Conditions

Must work on-site at a specific residential property. Working both inside and outdoors on the property. Some noise conditions and atmospheric exposures. Uneven ground and soft and hard flooring and stairs. Repetitive upper body and lower body motion. Contact with tools and equipment, including, but not limited to, hammers, drills, hand tools, electric tools and sawsaugers,paint and drywall sprayers, and plaster guns, and with general office equipment, including copiers and computers. Telephone, mobile device, and computer usage required to maintain work orders.

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The noise level in the work environment is usually moderate.

Work schedules may include weekends and require being “on-call” evenings, scheduled days off, and holidays. May require occasional or complete change in regular work schedule as the needs of the property demand.

While performing the duties of this job, the employee is regularly required to stand, walk, carry, grasp, reach, stoop, crouch, bend, kneel, lift a minimum of 35 lbs., sit, talk and hear. The employee frequently is required to use hands to handle or feel and reach with hands and arms. The employee is required to stand and walk extensively. Employees must be physically capable to climb ladders or inspect/identify problems on-site.
